The Seller's cost guide

Useful information, that you as a Seller may incure when selling your home.
These will prepare you and avoid any unexpected financial expenses.

- Agent's Commission

- Penalty Bond Interest

- If 3 month's written notice is not given to the bank to cancel seller's bond.

- It equates to approximately a bond instalment for each completed month of notice

not given (or pro rata thereof)

- Bond Cancellation Fee

- If property is bonded

- Between R2000 -R2500

- Notes: this still applies even if the bond has a nil balance.

- Rates and Service

- Any arrears, current amounts owing and a 120-day advance collection amount.

- Levy amounts owing to the Body Corporate or Home Owner's Association

- Certificates

- Electrical (in order if issued two years & no charges made to the installation)

- Beetle (if applicable)

- Plumbing (if applicable)

- Gas (if applicable)

- Approximately R2000 for all four if no repairs are necessary.

- Certified Copy of Title Deed:

- If the original is misplaced - the cost is approximately R1000.

- Any repairs agreed to in the contract

- Other

- Any financial undertakings for seller.

- Bridging finance for sellers.

- Obtain directive from SARS (withholding tax scenario).

- Repatriation of funds foreign investment abroad.
